If you are looking at new construction townhomes in Port St Lucie, here is what comes with Central Park Townhomes by D.R. Horton. Every home has three bedrooms, two and a half baths, and a one-car garage. You get quartz countertops, plank flooring, stainless steel appliances, concrete block walls, and a smart-home package. A 1-year, 2-year and 10-year warranty backs the home.

This guide walks through each item in plain words. It also explains what the warranty numbers mean, so you know what to ask before you sign.

What Comes In Every Central Park Townhome

Central Park Townhomes sits at 12958 SW Forli Way in Port St Lucie, Florida. The homes are two stories tall. The community has two plans, the Glen and the Vale. Both plans share the same list of standard features.

Here is that list:

  • Quartz countertops

  • Mohawk Revwood Select plank flooring in the main living areas and the wet areas

  • Stainless steel appliances

  • Concrete block construction on the whole home

  • A covered back porch (lanai)

  • A primary suite upstairs with dual sinks and a separate walk-in shower

  • A laundry area upstairs

  • The Home Is Connected smart-home package

A quick note on how to read a features list. Builders often call these items "included" or "standard." That means the price already covers them. Anything beyond the list is an upgrade, and upgrades cost extra. Ask your sales agent to show you the features sheet for the exact home you like.

The Kitchen: Quartz and Stainless Steel

Quartz is a countertop made from crushed stone mixed with resin. It is a hard, man-made surface. The homes come with quartz countertops.

The appliances are stainless steel. That is the silver metal look you see in many modern kitchens. If you want to compare quartz with granite before you decide, read our post on quartz versus granite countertops. It is written about a different community, but the material facts are the same.

The two plans differ in the kitchen. The Vale adds a kitchen island, a breakfast nook, and a walk-in pantry. An island is a counter in the middle of the kitchen. A nook is a small eating spot near the kitchen. A walk-in pantry is a closet just for food and supplies. The Glen does not list these three extras.

The Floors: Plank Flooring That Handles Water

The floors are Mohawk Revwood Select plank flooring. Planks are long, narrow boards. This flooring runs through the main living areas and the wet areas. Wet areas are places where water can splash, such as bathrooms and the laundry.

Why does that matter? In Florida, spills and wet feet are part of life. Flooring made for wet spaces gives you one less thing to worry about. Ask the sales team where the flooring changes from room to room, and how it is cared for.

The Walls: All Concrete Block

Both plans use concrete block construction throughout. Concrete block is a wall built from stacked blocks made of concrete. Many Florida homes use it. Here, the builder lists the whole home as concrete block.

If you want more on what makes a Florida new home strong, our post on the wind mitigation inspection for a new home explains how insurers look at a roof and walls. It helps to know that before you ask about insurance.

The Primary Suite and the Laundry

Each plan puts the primary suite upstairs. The primary suite is the main bedroom with its own bathroom. Here the bathroom has dual sinks, which means two sinks side by side. It also has a separate walk-in shower, so the shower is not part of a tub.

The laundry is upstairs too. That means you carry clothes a short way from the bedrooms, not down a flight of stairs. It is a small detail that many families love.

Baths, Explained

Each home has two and a half baths. The half bath is a small room with a toilet and a sink, and no shower or tub. If that term is new to you, read what a half bath is. In the Vale, the powder room sits at the foyer, which is the entry. That is handy for guests, because they do not need to walk through your home.

Smart-Home Technology

The homes come with a smart-home package. D.R. Horton calls it Home Is Connected. Smart-home technology means devices in your home that you can control from your phone. Ask the sales team exactly which devices come in the package and how the setup works. Do not assume a device is included until you see it on the features sheet.

Community Amenities

The builder has published these amenities for the community:

  • A ten-acre recreation facility

  • A clubhouse, a pavilion and a restroom building

  • A resort-style pool with lap lanes and a splash park

  • Dog parks

  • A playground and a tot lot

  • Pickleball, tennis and sports courts

The builder has not published opening dates, so call to confirm what is open today. Call 561-704-0091 and ask.

Glen or Vale: What Sets Them Apart

The Glen is 1,673 square feet. The Vale is 1,758 square feet. Both have three bedrooms, two and a half baths, a one-car garage and two stories. The Vale adds a kitchen island, a breakfast nook, a walk-in pantry, a powder room at the foyer, and a family room. You can see a full side-by-side in our Glen versus Vale comparison. You can also open each plan page: the Glen and the Vale.

If you are not sure which plan fits you, Schedule a visit or call 561-704-0091. We will walk both plans with you.

The Warranty: 1, 2 and 10 Years

D.R. Horton gives every home a warranty with three parts. Here is what each part means in plain words.

1-year workmanship. Workmanship is the quality of the building work. It is the first-year promise about how the home was built. Ask what it covers and how to report a problem.

2-year systems. Systems are the working parts of a home, such as plumbing and electric. This part runs for two years. Ask which systems the written warranty names.

10-year structural. Structural means the bones of the home, the parts that hold it up. This part runs for ten years.

Warranties have fine print. They list what is covered, what is not, and how to file a claim. Ask for the written warranty document before you sign. Read it, and ask questions about anything that is unclear.

Questions To Ask Before You Choose

Checklist of questions to ask before choosing a Central Park townhome.png

Use this short list at your visit:

  1. Which flooring goes where in my plan?

  2. Which items on the features sheet are upgrades, and which are standard?

  3. Which smart-home devices are in the package?

  4. Which amenities are open today?

  5. What incentives are available today?

That last one matters. Incentives can change, so it is a fair thing to ask on the day you visit. Do not rely on a number you saw last month.

How This Compares to Other Options

Central Park Townhomes is one of several townhome neighborhoods in the area. Other builders also sell homes nearby, and their features differ. National House Search works with buyers across builders, so we can tell you when another neighborhood fits you better. Read our comparison of townhome builders in Port St Lucie for that view, and see our Port St Lucie townhome buyer's guide if you are still learning how townhomes work.

Getting to the community is simple to explain. Many people arrive from I-95. Our post on getting around Central Park in Port St Lucie names the roads to take.
