Sunroom Addition or Builder Option? The Stellar at Greyhawk Landing

If you want a sunroom at Greyhawk Landing, the easiest time to get one is before the home is built. DiVosta's Stellar plan shows a café with an optional sunroom, so it can be part of your contract instead of a sunroom addition later. A later addition is another path, but it means a separate contractor, a separate permit from Palm Beach County and a separate budget. This guide compares both paths in plain words.

What Is a Sunroom?

Wikipedia describes a sunroom as ""a room that permits abundant daylight and views of the landscape while sheltering from adverse weather."" It lists many other names for the same idea, including solarium, sun porch and ""Florida room.""

Wikipedia also notes that screens are ""a fundamental aspect"" of a ""Florida room."" So when you talk to a builder or contractor, ask exactly what they mean: glass or screens, and air-conditioned or not. The answer affects cost, comfort and permits.

A sunroom is also different from a lanai. Every Greyhawk Landing plan includes a covered lanai, which is an outdoor space. If you want to know more, read what a lanai is in a Florida home.

The Stellar's Optional Sunroom

The Stellar is a one-story Estate plan at Greyhawk Landing. DiVosta's page, checked October 15, 2026, lists it at about 2,483 square feet and up, with three bedrooms, three to four baths and a two- or three-car garage.

DiVosta describes its ""spacious owner's suite with huge walk-in closet"" and a kitchen that opens ""to a large gathering area and café."" It also lists a flex room. The Stellar photos include:

  • ""Cafe with Optional Sunroom""

  • ""A Cozy Sunroom with Endless Natural Light""

  • ""Gathering Room with Optional Zero Corner Sliding Glass Door""

  • ""Spaces Optimized for Indoor-Outdoor Living""

So the sunroom sits off the café, the eating area next to the kitchen. That makes it a natural spot for a morning coffee table, a reading chair or a plant corner. See the plan on the Stellar and the other Greyhawk Landing plans.

DiVosta's page does not list the price of the sunroom option. Ask the sales team for it in writing, along with how many square feet it adds.

Sunroom Addition Later vs Builder Option Now

Here is an honest side-by-side.

Builder option (now)

Sunroom addition (later)

Who builds it

DiVosta, as part of the home

A separate contractor you hire

Permit

Ask how the builder handles it

You or your contractor apply to Palm Beach County

Paying for it

Part of your purchase contract

Paid separately, after closing

Warranty

Ask how DiVosta's warranty treats it

Whatever your contractor offers

Design match

Designed with the plan

Must be matched to the home later

Timing

Built with the house

Construction after you move in

Why the builder option can make sense: One builder, one contract and one move-in day. The room is designed with the plan from the start.

Why waiting can make sense: You may not know how you will use the space yet. Living in the home first can show you whether you want a sunroom, a bigger lanai or nothing at all.

Permits for a Sunroom Addition in Palm Beach County

A December 2023 news report on the land purchase (citybiz) placed Greyhawk Landing in unincorporated Palm Beach County. That means Palm Beach County's Building Division handles permits there.

Palm Beach County's amendments to the Florida Building Code say that anyone who plans to ""construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure"" must first apply and ""obtain the required permit."" The county's owner-builder guide lists ""Addition- 1&2 Unit Dwelling"" and ""Screen Structure"" among common permits. It also warns that doing work without a permit ""may result in paying 4 times the fee.""

In plain words: a sunroom addition needs a permit. Check with the county before any work starts.

Other things to ask before adding a sunroom later:

  • Does the addition affect my home warranty?

  • Does my homeowner's insurance need to know?

  • Will it change my property tax assessment?

Sunroom, Screened Lanai or Covered Lanai?

Before you pay for a sunroom, it helps to compare it with the outdoor space you already get. Here is how the three options differ.

  • Covered lanai (standard). Every Greyhawk Landing plan includes one. It is covered but outdoors, so you feel the breeze and the heat.

  • Screened lanai. Screens keep bugs out while letting air move.

  • Sunroom. An enclosed room with lots of glass. It can be used in any weather, and if it is part of the conditioned space, it stays cool in summer.

Think about how you spend your evenings. If you love fresh air, a larger or screened lanai may suit you better. If you want a bright room you can use in August heat or a summer storm, a sunroom does that job.

Questions to ask DiVosta about the option

  1. How many square feet does the sunroom add?

  2. Is it air-conditioned, like the rest of the house?

  3. Does it change the size of the covered lanai?

  4. Can it be combined with the optional zero-corner sliding glass door in the gathering room?

  5. What is the deadline to add it to my contract?

How to Use a Sunroom

Once it is built, a sunroom can do many jobs:

  • Morning room. A table for coffee and breakfast, right off the café.

  • Plant room. Lots of light for indoor plants.

  • Reading or hobby room. A reading chair, a desk or a craft table.

If you need a room for work, the Stellar already has a flex room. We explain how buyers use that kind of space in what a flex room is and how buyers use one.

Is the Stellar Right for You?

The Stellar makes sense if you want:

  • Everything on one floor

  • Three bedrooms plus a flex room

  • The option of a third garage bay

  • A bright extra room off the kitchen

It is also close in price to the Reverence, which is a little bigger: about 186 more square feet for a starting price roughly thirteen thousand dollars higher. If you are torn between the two, price the Stellar with the sunroom and the Reverence as-is, then compare the totals and the floor plans side by side. The Stellar is the one that shows the sunroom option. Compare both in how the seven Greyhawk Landing plans stack up. And to see how the sunroom connects to the eating area, read DiVosta's café and breakfast nook explained.

Common Questions

What is a sunroom?

A room with lots of windows that lets in daylight and views while keeping out the weather. In Florida it is sometimes called a Florida room.

Which Greyhawk Landing plan has a sunroom option?

The Stellar. DiVosta's photos show a café with an optional sunroom.

How much does the sunroom option cost?

DiVosta's page does not list it. Ask the sales team for the price in writing.

Is a sunroom the same as a lanai?

No. The covered lanai on every Greyhawk Landing plan is outdoor space. A sunroom is an enclosed room with many windows.

Do I need a permit to add a sunroom later?

Yes. Palm Beach County requires a permit to build or enlarge a structure. Check with the county Building Division before work starts.

Can I add a sunroom to any Greyhawk Landing plan?

The Stellar is the plan where DiVosta's photos show a sunroom option. Ask the sales team whether a similar option exists on the plan you like.
