Getting Around from Avondale at Avenir: Northlake Boulevard and the Roads That Matter

Northlake Boulevard is the main road for Avondale at Avenir. Avenir's main entrance is at Northlake Boulevard and Avenir Drive, in the western part of Palm Beach Gardens. From there, Northlake Boulevard runs east to I-95 and crosses Beeline Highway, which leads to Florida's Turnpike at Exit 107. PGA Boulevard, to the north, has its own Turnpike entrance at Exit 109.

This guide covers the roads, groceries, healthcare and school lookup that matter day to day at Avondale at Avenir. We name roads, not drive times, since traffic changes by the hour.

Where Avondale sits

Avondale is a DiVosta single-family community at 10932 Stellar Circle, inside Avenir. Avenir is a master-planned community that the City of Palm Beach Gardens describes as about 4,763 acres, with more than 2,400 acres set aside for conservation. The city says Northlake Boulevard forms Avenir's southern edge and Grapeview Boulevard its western edge.

That puts Avondale on the western side of Palm Beach Gardens, away from the coast. You trade a longer trip to the beach for newer roads, more open land and new shopping close by.

The main roads

Northlake Boulevard

Northlake Boulevard is a Palm Beach County road and the main east-west route out of Avenir. Head east and you reach I-95 at the Northlake Boulevard interchange. Along the way, it crosses Beeline Highway and the roads that lead into the rest of Palm Beach Gardens.

Palm Beach County has been widening western Northlake Boulevard, and the county lists new signals at Northlake Boulevard and Seminole Pratt Whitney Road. Road work changes often, so check the county's road construction updates before a big trip.

Beeline Highway (State Road 710)

Beeline Highway is a state road that crosses Northlake Boulevard east of Avenir. It is your link to Florida's Turnpike at Exit 107. It is also where you find the main entrance to Loxahatchee Slough Natural Area, at 11855 Beeline Highway.

Florida's Turnpike

There is no Turnpike entrance on Northlake Boulevard. The two nearby entrances are at Beeline Highway (Exit 107) and PGA Boulevard (Exit 109). The Turnpike runs south toward Fort Lauderdale and Miami and north toward Port St. Lucie and Orlando.

I-95

I-95 runs along the coast. Northlake Boulevard meets it at an interchange between Blue Heron Boulevard to the south and PGA Boulevard to the north.

PGA Boulevard

PGA Boulevard is the other big east-west road in Palm Beach Gardens. It is where you find The Gardens Mall and much of the city's shopping and dining.

Coconut Boulevard

Coconut Boulevard meets Northlake Boulevard near Avenir and runs south toward Hamlin Boulevard. Ask the sales team about any planned road connections inside Avenir, and treat anything not built yet as planned.

Groceries and shopping

• Publix at Avenir Town Center, 12535 Northlake Boulevard. Publix opened this store in May 2026, with a pharmacy drive-thru.

• The Gardens Mall, 3101 PGA Boulevard, with more than 150 shops.

• Downtown Palm Beach Gardens, 11701 Lake Victoria Gardens Avenue, an outdoor center with shops and restaurants. You may hear it called by its old name, Downtown at the Gardens.

The Avenir developer also lists other stores and restaurants coming to Avenir Town Center. We only list what is open, so ask the sales team for the latest. Restaurants and shops change over time, so confirm hours before you go.

Healthcare

• Palm Beach Gardens Medical Center, 3360 Burns Road, with 24/7 emergency care.

• Jupiter Medical Center, 1210 S. Old Dixie Highway in Jupiter, with emergency services.

Jupiter Medical Center has broken ground on a new hospital in Avenir's Health Park, at Northlake Boulevard and Landstar Drive. It is under construction, so ask for the latest status rather than counting on it today.

Schools

We do not name schools or ratings, because school boundaries can change from year to year. Use the School District of Palm Beach County's enrollment and boundary page to check any Avondale address before you buy.

DiVosta also lists an onsite charter school among Avenir's features. A charter school is a public school run by an independent group, and it usually has its own enrollment process. Ask the school directly how to apply.

The airport and the coast

Palm Beach International Airport is in West Palm Beach, to the south. The beaches are to the east, across I-95 and US-1. DiVosta describes public beaches about 15 miles from Avondale.

How to test your daily routes

Maps are a start, but nothing beats driving the routes yourself before you buy.

• Drive at rush hour. Try the trip to work on a weekday morning and back in the evening.

• Try both Turnpike entrances. Compare Beeline Highway to Exit 107 and PGA Boulevard to Exit 109, and see which feels easier for you.

• Find your grocery run. Stop at the Publix at Avenir Town Center and see how it fits your week.

• Check the school route. Once you know your school from the district's lookup, drive to it at drop-off time.

• Look for road work. Western Northlake Boulevard has seen widening, so check the county's updates for any lane closures.
