Port St. Lucie Is Growing Fast

Port St. Lucie is the biggest city in St. Lucie County. The U.S. Census Bureau's estimates file puts the city at about 204,900 people at its April 2020 base and about 258,600 people by July 2024. That is roughly 53,700 more people in a little over four years. You can see the figures yourself in the Census Bureau's city and town population tables.

Growth like that is why so many new homes are going up on the city's west side. It also means roads, schools and shopping are still catching up in some areas. If you want a wider read on the trade-offs, our team wrote an honest look at whether Port St. Lucie is a good place to live.

The city is not one place. It is a set of different areas, such as St. Lucie West and Tradition, each with its own mix of homes and shopping. Our plain-English guide to Port St. Lucie neighborhoods explains how those areas differ.

Where Brystol at Wylder Sits

Wylder is a master-planned community by GreenPointe Developers. Its developer describes it as sitting just west of I-95, between Midway Road and Glades Cut-Off Road, with access to both I-95 and Florida's Turnpike. Brystol was Wylder's first neighborhood, and it is made up of single-family homes. Other Wylder neighborhoods include a golf neighborhood, a 55+ neighborhood and townhomes.

Lennar describes the location as ""right between Palm Beach County and Orlando."" In practice, that means you are on the west side of the city, close to the two big highways, and a drive away from the beach and from shopping in St. Lucie West and Tradition.

If you work in Palm Beach County or travel to Orlando often, the highway access matters a lot. We cover the route north to Orlando on Florida's Turnpike in its own guide.

What Lennar Builds Here

Brystol at Wylder has two Lennar collections. Both are single-family homes and both share the same included-features list.

What Comes in Every Home

Lennar uses an included-features list, so many items come with the home instead of being upgrades. At Brystol the list includes quartz countertops, Shaker-style cabinets with 36-inch uppers, a stainless steel appliance package, a washer and dryer, luxury vinyl plank flooring in the main living area, a paver driveway and patio, and a Schlage Encode smart deadbolt.

The list also names ""Non-Impact Low E Windows,"" a ""programmable Wi-Fi thermostat"" and a ""1-2-10 Home buyers warranty."" Each of those is worth a question at the sales office. We walk through the full list in our guide to what Lennar includes at Brystol.

Amenities Lennar Lists

Lennar's page for Brystol at Wylder lists a fitness center, a dog park, a playground, a tot lot and outdoor pickleball courts. The collection pages also describe ""miles of wooded trails, park-like greenways and a large lakefront recreation area."" Ask the sales team which amenities are open on the day you visit, since a master plan opens in phases.

For daily life outside the neighborhood, St. Lucie West is an established shopping and dining area along I-95, south of Midway Road. Visit St. Lucie, the county's tourism office, describes it as having loads of shops and restaurants.

New Homes in Port St. Lucie, FL vs Resale

Port St. Lucie also has a large number of resale homes. A new home at Brystol is a different kind of purchase. You get a builder warranty, new systems and a home nobody has lived in. You also take on a build timeline, a new neighborhood that is still filling in, and a tax bill that can change after your first year.

That last point surprises a lot of buyers. The first tax bill on a new home can be based on the land before the house was finished. Our guide to why the second St. Lucie County tax bill jumps explains how it works.

Questions to Ask Before You Buy

Write these down before you visit:

  1. Which homesites are available in the collection you want, and what does each one back up to?

  2. Which plans can be built on which homesites?

  3. What deposit is due at contract, and when is the rest due?

  4. What does the 1-2-10 warranty cover in each period? Ask for the written warranty.

  5. What storm protection comes with the home, since the list names non-impact windows?

  6. Which community fees apply to the home? Get every figure in writing.

  7. Which school zone does the address fall in? Check the district's locator, not a sales sheet.

Who Brystol Fits

Brystol is a good fit if you want a newer single-family home on the west side of Port St. Lucie with quick access to I-95 and the Turnpike. It also suits a household that needs room, since five of the eight plans have four or more bedrooms and the Jefferson has six.

It may not fit if you want to walk to the beach or a downtown, or if you want an older neighborhood with mature trees. It is also worth knowing that Lennar's own Glynlea Country Club sits in Wylder too, if a golf neighborhood is what you really want.
