Luxury vinyl plank flooring comes standard in the main living area of every Lennar home at Brystol at Wylder. Lennar's included-features list says ""Luxury Vinyl Plank flooring in Main Living area, choice of 3 colors,"" with Shaw carpet in the bedrooms and upstairs. This guide explains what that flooring is, what else is on Lennar's list for Brystol, what the warranty line says, and how buying a new home here usually works.

What Is Luxury Vinyl Plank Flooring?

Luxury vinyl plank, often called LVP, is vinyl flooring cut into long boards that look like wood. It is a printed, layered product, not real wood. Buyers like it because a spill on plank is easier to wipe up than a spill on carpet.

It is not the same thing as laminate, even though the two look alike in a model home. Laminate is built on a wood-fiber core, while vinyl plank is a plastic-based product. Our guide to laminate vs vinyl flooring explains the difference in plain words.

Here is how Lennar splits the floors at Brystol:

Area

Flooring Lennar lists

Main living area

Luxury vinyl plank, choice of 3 colors

Bedrooms

Shaw carpet

Stairs and upstairs common areas

Shaw carpet

So in a two-story plan such as the Georgia or the Honor, the stairs and the loft are carpeted. In a one-story plan such as the Celeste, the bedrooms are carpeted and the living areas are plank.

Questions to Ask About the Floors

  • Which three plank colors are offered at Brystol right now?

  • Does the plank run into the kitchen and the baths on the plan you want?

  • Can you upgrade the bedrooms to plank, and what does that cost?

  • Is the flooring choice made at contract or at a later design appointment?

Write the answers down. Builders change color options from time to time.

The Rest of Lennar's Included List

Lennar groups the list by room. These are the items it shows for Brystol.

Kitchen. Shaker-style cabinets with 36-inch upper cabinets and soft-close doors, 2 cm quartz countertops in three color options, a 4-inch quartz backsplash, LED overhead lighting and a Moen Chateau high-arc faucet. The stainless steel appliance package lists an over-the-range microwave, a 5-burner cooktop, a side-by-side refrigerator and a dishwasher.

Interior. Sherwin-Williams paint, two-panel square interior doors, 3 1/4-inch square-edge baseboards, Schlage door levers, orange peel walls, knockdown ceilings and rocker-style switches. Closets get vinyl-clad ventilated shelving. The list also names central air conditioning and heating with a programmable Wi-Fi thermostat, and pre-wiring for ceiling fans in the great room, flex room, bedrooms and lanai, per plan.

Bathrooms. Quartz countertops with integrated sinks, a 4-inch quartz backsplash, elongated comfort height toilets, full-width vanity mirrors 42 inches high and a Moen Genta high-arc faucet. The owner's bath has a framed shower enclosure.

Laundry. A washer and dryer are on the list, with 12-inch ventilated shelving.

Exterior. A paver driveway and patio, GAF shingles, an insulated front door, a raised-panel garage door with a Wi-Fi opener, a Schlage smart Wi-Fi deadbolt, ""Non-Impact Low E Windows,"" full sod, landscaping and an automatic sprinkler system. The first floor is concrete block, and any second floor is wood framed.

Services and structure. A steel-reinforced monolithic foundation, a vapor barrier under the slab and a high-efficiency 15 SEER air conditioning and heating system.

Two items deserve a closer look. The sprinklers come with rules about when you can water, which we explain in our guide to the Brystol lawn sprinkler system and watering days. The 15 SEER line is covered in our guide to what a SEER rating tells you.

What the Warranty Line Says

Lennar's list for Brystol shows a ""1-2-10 Home buyers warranty"" and ""Manufacturers warranties for A/C, appliances and fixtures."" That is all the list itself says. Builders use the 1-2-10 name for coverage that runs in three periods, but the exact terms are in the written warranty you get from Lennar.

Ask for that document before you sign. Read what each period covers and what it leaves out, and note any deadlines for reporting a problem. For a plain explanation of how this kind of warranty is usually set up, read our guide to the 1-2-10 builder warranty.

How Buying a New Home at Brystol Usually Works

Every builder has its own contract, so treat this as a map of the steps, not the rules.

  1. Pick a plan and a homesite. Not every plan fits every homesite. Ask which ones are open in the collection you want.

  2. Get your financing lined up. A pre-approval tells you what you can spend before you fall for a plan.

  3. Sign the contract and pay a deposit. Ask how much is due, when, and whether any of it can be returned. Our guide to what happens to a new construction deposit covers the questions to ask.

  4. Make your design choices. This is when you choose flooring colors, countertops and any upgrades.

  5. Watch the build. Ask how you will get updates and whether you can walk the home at set stages.

  6. Do a final walk-through and close. Write down anything that needs fixing before you get the keys.

If you want someone on your side of the table through these steps, call 561-704-0091 and we will walk you through them.

The Same List in Every Plan

We checked Lennar's included-features list on all eight Brystol plan pages, from the Belmont to the Honor. The list is the same on every one. That means a buyer in the smallest Arbor home gets the same quartz, the same appliance package, the same plank flooring and the same smart lock as a buyer in the largest Oaks home.

What changes between plans is the amount of each thing. A larger plan has more plank floor, more cabinets and more bathrooms with quartz counters. A two-story plan has carpeted stairs and an upstairs loft, which a one-story plan does not.

A Design Appointment Checklist

Bring these questions to your design appointment:

  • Which plank color goes best with the cabinet and quartz colors offered?

  • Where exactly does the plank stop and the carpet start in your plan?

  • Which upgrades must be chosen now, and which can wait?

  • How will each choice change the price and the closing date?

Is Luxury Vinyl Plank a Good Fit for You?

Plank floors suit busy homes. They handle a dropped glass, a muddy shoe or a spilled bowl better than carpet. They can feel harder underfoot, and they can sound louder when you walk on them, so area rugs help in big rooms. If you want soft floors everywhere, ask what it costs to keep carpet in more rooms. If you want hard floors everywhere, ask about plank in the bedrooms.
