A lawn sprinkler system is an in-ground set of pipes, valves and sprinkler heads that waters your yard on a timer. Every Lennar home at Brystol at Wylder comes with one. Lennar's included-features list names an ""Automatic sprinkler system"" along with a ""Professionally landscaped and full sodded homesite."" The catch is that in this part of Florida you cannot water whenever you like. This guide explains the watering rules, how to set your timer, and what to check before your warranty runs out.

The Lawn Sprinkler System and Yard at Brystol

Lennar's exterior list for Brystol at Wylder includes:

  • professional landscaping and full sod on the homesite;

  • an automatic sprinkler system;

  • a paver driveway and patio;

  • exterior hose bibs.

Full sod means grass across the yard from day one, not seed. New sod needs steady water to root, which is why the sprinkler system matters so much in your first weeks.

Ask the builder a few yard questions before closing. What kind of grass is the sod? How many sprinkler zones does the homesite have? Where are the shut-off valve and the controller? Who do you call if a zone stops working in the first months? Write the answers down and keep them with your home papers.

Who Sets the Watering Rules

Port St. Lucie is in St. Lucie County, and the South Florida Water Management District lists St. Lucie County among the 16 counties it covers. The district says its year-round landscape watering restrictions ""are in effect for the entire South Florida Water Management District."" The rules are in Chapter 40E-24 of the Florida Administrative Code.

The district describes these rules as ""mandatory, year-round, and permanent."" They are different from a water shortage, which the district says is a temporary declaration.

The Basic Rules

According to the district, the year-round rule:

  • bans landscape watering between 10:00 a.m. and 4:00 p.m.;

  • limits watering to two or three days per week, depending on the area;

  • sets your days by your address, odd or even.

Here are the district's days for each schedule:

Schedule

Even-numbered addresses

Odd-numbered addresses

Three days per week

Tuesday, Thursday and/or Sunday

Monday, Wednesday and/or Saturday

Two days per week

Thursday and/or Sunday

Wednesday and/or Saturday

Which schedule applies depends on the local ordinance where you live. The district tells property owners to ""refer to their local or county ordinance."" So check the current rules for your Brystol address with the City of Port St. Lucie or St. Lucie County before you set your timer. You can read the full rules on the district's landscape watering restrictions page.

Exceptions Worth Knowing

The district lists a few exceptions to the normal days:

  • New landscaping. There are specific exceptions for installing new landscaping. This matters when your sod is first laid, so ask the builder how the new-sod watering period is handled.

  • System repairs and maintenance. You can run the system to fix or check it.

  • Watering in fertilizer and other treatments.

  • Low-volume watering, such as micro-irrigation or watering by hand.

  • Hand watering is allowed at any time, as long as the hose has a self-cancelling nozzle.

The district also says the rules apply to every water source, including city water, private wells, and ponds, lakes or canals. Reclaimed water is one of the listed exceptions.

When the Rules Get Tighter

The year-round rule is the normal baseline. The district can also declare a water shortage, which is temporary and can bring stricter limits for a set area. In 2026, for example, the district posted notices rescinding water shortage warnings it had issued for other counties, including Lee, Collier, Miami-Dade and Monroe.

So the rule you follow today may not be the rule you follow during a dry spell. The district says the public can sign up for text messages and emails to get its latest updates.

How Much Water a Lawn Needs

The district says ""a healthy landscape only needs 1-inch to 1.5 inches of water per week during summer growing season and only as needed to supplement rainfall."" In winter, when a lawn goes dormant, it needs even less.

That means the right timer setting changes with the seasons. In the rainy months, your sprinklers may barely need to run. The district offers recommended zone run times on its site, linked from the watering restrictions page.

Setting the Timer in a New Brystol Home

When you move in, walk through these steps:

  1. Find the controller. Ask the builder to show you where it is during your final walk-through.

  2. Learn the zones. Each zone waters a different part of the yard. Run them one at a time and watch where the water goes.

  3. Set your days to match your address and the local schedule.

  4. Set start times outside 10 a.m. to 4 p.m., the hours the district bans.

  5. Adjust for the season. Cut back when it rains often.

  6. Keep the manual with your other home papers.

Check the System Before Your Warranty Ends

Sprinkler problems are easy to miss. A head can be buried by sod, point at the house, or break under a lawn mower. Look for these signs:

  • dry brown patches in one part of the yard;

  • puddles or soggy spots that never dry;

  • water spraying onto the driveway, the walls or the street;

  • a zone that does not turn on at all.

Write down anything you find and report it the way your builder warranty asks. Before your first year ends, many owners have the whole home checked. Our guide to the 11-month warranty inspection on a new home explains why.
