"Jade vs Opal vs Topaz comes down to how you want to use about 1,640 square feet. The Jade gives you 3 bedrooms, the biggest primary bedroom and a separate dining room. The Topaz gives you 4 bedrooms upstairs, the biggest kitchen and laundry on the first floor. The Opal gives you 4 bedrooms with one downstairs, 3 full baths and two living rooms.

Jade vs Opal vs Topaz: The Quick Numbers

These are the three townhome plans at Juniper Cove, D.R. Horton's Express Series community in Homestead. All three are two stories with a 1-car garage. ""Sq ft"" here means air-conditioned living space, split between the first and second floors.

A half bath is a powder room, with a toilet and sink but no shower. Prices change, so call 561-704-0091 for today's numbers.

The First Floor, Room by Room

The plans differ most on the first floor. Sizes come from D.R. Horton's Juniper Cove plan drawings.

Every kitchen has a pantry. Only the Opal has a full bath downstairs, and it has no powder room. So guests use Bath 3.

The Second Floor, Room by Room

Upstairs, each plan has one bath with double sinks and a walk-in shower, and one with a tub. Each primary bedroom has a walk-in closet. The Opal's bedroom 3 also has its own walk-in closet.

Jade vs Opal vs Topaz: Who Each Plan Fits

The Jade: space for you

Pick the Jade if you want a larger primary bedroom and a real dining room. At 14'6"" x 12'4"", its primary bedroom is the biggest of the three. The great room runs 21'2"" across the back. The trade-off is simple: only 3 bedrooms. It also has the lowest recent starting price of the three.

The Opal: room for family or guests

Pick the Opal if someone in your home should not climb stairs, or if family stays over often. Bedroom 4 and a full bath sit on the first floor. You also get two living rooms, so one can be a TV room and the other a play room or office.

The trade-off is the kitchen. At 11'7"" x 8'4"", it is the smallest of the three. The Opal also has the smallest total space and has recently started the highest. That extra full bath is the reason.

The Topaz: four bedrooms together

Pick the Topaz if you need 4 bedrooms on one floor, such as parents with young kids. It also has the biggest kitchen, at 16'2"" x 10'0"". The washer and dryer hookups sit on the first floor near the kitchen, so you do not carry laundry up and down the stairs.

The trade-off is bedroom size. The primary bedroom is 12'10"" x 10'9"", and bedroom 2 is 10'0"" x 9'8"".

Jade vs Topaz: Same Size, Different Life

The Jade and the Topaz are only 1 square foot apart. They have the same floor-by-floor split, give or take 1 square foot. So this is not a big-versus-small choice.

The Jade spends its space on a bigger primary bedroom and a separate dining room. The Topaz spends it on a fourth bedroom and a bigger kitchen. Neither is better; it depends on who lives there. Our honest advice is to walk both, back to back, on the same visit.

What All Three Share

• A tankless water heater. The U.S. Department of Energy says this type heats water only as you need it, instead of keeping a tank hot.

We do not work for one builder, so here is the honest view. Lennar's Terra Sol in Homestead has the Carnation: 3 bedrooms, 2.5 baths and 1,649 square feet. It has recently started in the low $400,000s, almost the same as the Jade.

Terra Sol's Water Lilly has 4 bedrooms, 3.5 baths and 1,804 square feet. It has recently started in the $430,000s, about eight thousand dollars above the Opal. If you need more space than any of these three plans offers, the Water Lilly may fit better. We will show you both.

Juniper Cove sits at 34870 SW 191st Court in Homestead, in Miami-Dade County. It is on the east side of SW 192nd Avenue, south of West Palm Drive.
