The 6 Bedroom House Plans at Amara

Four plans can reach six bedrooms. They get there in different ways.

Roseland (two stories, from about 4,271 square feet). DiVosta lists the Roseland at four to six bedrooms. Its plan page describes structural options you can add, including a private suite for guests, an upstairs loft and extra bathrooms. Ask which options take it to six. By starting price, it is the lowest-priced plan at Amara that can reach six bedrooms.

Livingston II (two stories, from about 5,248 square feet). DiVosta calls it the largest plan in the Estate Series. It starts at five bedrooms and can reach six. The plan shows a separate upstairs loft, and DiVosta lists zero-corner sliding glass doors for the gathering room as an option.

Ellington Grande (one story, from about 4,063 square feet). This is the Ellington with a casita added. DiVosta describes the casita as having a covered paver walkway and its own bathroom. It is the only six-bedroom option on a single floor. We explain how the casita works in our guide to Amara's homes with a casita.

Livingston II Grande (two stories, from about 5,630 square feet). This is the biggest home at Amara. It adds an attached casita to the Livingston II and runs six to seven bedrooms. It also has an upstairs loft and an office or flex space.

The Real Trade-Off: One Story or Two

Most buyers start by counting bedrooms. At Amara, the bigger question is how many floors you want. Look at this pair.

  • The Regalia is one story, about 2,713 square feet.

  • The Oakhurst is two stories, about 3,820 square feet.

Their starting prices are only about a thousand dollars apart. The Oakhurst gives you roughly 1,100 more square feet for almost the same starting price. What you give up is the single floor. In the Oakhurst, the owner's suite is upstairs, with three more bedrooms and a loft. Downstairs there is a flex room and a half bath that can become a fifth bedroom with its own bath.

So the honest answer is this. If stairs do not bother you, the two-story plans give you more room per dollar. If you want everything on one level, you pay more per square foot for it. Neither is wrong. It depends on how you live.

The Ranch Collection: Oakley vs Ellington

The Oakley and Ellington are both one story. DiVosta describes the Ranch Collection as sitting on wider homesites.

  • Oakley: about 3,301 square feet, four bedrooms. The owner's suite has dual walk-in closets. There is flex space by the front entry.

  • Ellington: about 3,681 square feet, four to five bedrooms, with a media room. DiVosta says you can swap the media room for a fifth bedroom.

The Ellington is about 380 square feet bigger and starts roughly $75,000 higher. It also lists more baths. We look at that choice in detail in media room or fifth bedroom in the Ellington.

The Smaller Estate Plans: Regalia vs Layton

These two are the smallest homes at Amara, and both are one story.

  • Regalia: about 2,713 square feet and three bedrooms. DiVosta says the third garage bay can hold a third car or extra storage. The plan shows a covered lanai with zero-corner sliding glass doors and an owner's suite with a bay window.

  • Layton: about 2,970 square feet, three to four bedrooms. It adds a flex space. DiVosta lists an optional garden tub or an extended walk-in shower in the owner's bath.

These two are close. If you want a fourth bedroom or an office, the Layton is the one. If you want the lowest starting point on one floor, it is the Regalia. When two plans are this close, the honest advice is simple: walk both.

How to Choose

Here is a simple way to narrow nine plans down to two.

  1. Decide on stairs first. One story: Regalia, Layton, Oakley, Ellington, Ellington Grande. Two stories: Oakhurst, Roseland, Livingston II, Livingston II Grande.

  2. Count the bedrooms you need on a normal day. Then add one for guests or an office.

  3. Ask if you need a casita. Only the two Grande plans have one.

  4. Look at the loft. Several two-story plans have one. If you are not sure what a loft is good for, we explain it in what a loft in a house is and when you need one.

  5. Check the loan. At these prices, many buyers need a large loan. See how a jumbo mortgage works in Florida.
