"Most guides quote 3 car garage dimensions of about 30 feet wide by 20 feet deep as the minimum, 36 by 24 as a standard size, and 40 by 30 or more as a comfortable size with room to spare. These are commonly quoted ranges, not building rules. At Capistrano in Cutler Bay, the Destin lists a 3-car garage of 20' x 27'4"", and the Fraser lists 28'8"" x 20'. That puts both close to the small end of the usual range, so it helps to know what fits before you fall in love with a floor plan.

3 car garage dimensions: the commonly quoted sizes

There is no single official size for a three-car garage. Builders, garage companies and home sites give ranges. Two sources we checked agree on the basics.

One guide from a home builder says the width should be at least 30 feet for three cars, and closer to 36 to 40 feet to avoid door dings and tight walkways. It also suggests a depth of 24 to 30 feet if you drive an SUV or a truck. The other, from a home-services site, calls 30 by 20 the minimum and 36 by 24 the average.

Treat these numbers as a guide. Your own vehicles are the real test.

Minimum 3 car garage dimensions, in plain words

Width matters most. Three cars side by side need room for three car widths, plus space between them, plus space to open doors. That is why 30 feet across is where most guides start.

Depth is the second number. It decides if a long vehicle fits without touching the back wall or sticking into the door. A depth of 20 feet is the commonly quoted minimum, and 24 feet or more is seen as more comfortable.

Standard 3 car garage dimensions of 36 by 24 give you extra space on both counts. You can open a car door without hitting the next car, and there is a strip of floor for a shelf or a few bins.

The garages at Capistrano

Here is what the plan sheets list. We are giving these exactly as printed, and not turning them into a single square-foot number.

• Destin: 3-car garage, 20' x 27'4"".

• Fraser: 3-car garage, 28'8"" x 20'.

Both are one-story homes with 4 bedrooms and 3 baths. Plan sheets do not always say which number is the width and which is the depth. Look at the drawing on the Destin plan page or the Fraser plan page, and then confirm it in person.

What that means when you compare to the usual sizes

Set the two lists side by side and the picture is honest and simple.

• The long side of each garage (27'4"" and 28'8"") is a little under the 30 feet many guides use as the starting point.

• The other side is 20 feet, which matches the commonly quoted minimum depth.

• Both are smaller than the 36 by 24 that many guides call standard.

So think of these as compact three-car garages. They can fit three vehicles, but they are not built for three large trucks with a wide walkway between them. Do not expect a big workshop.

Will three vehicles fit?

It depends on what you drive.

• Three regular cars or small SUVs: most likely yes, with careful parking. Doors will need a little care.

• A mix, like two cars and one bigger SUV or truck: it may work, but measure first. A long vehicle can be tight in a 20-foot depth.

• Three large trucks or big SUVs: probably too tight to be comfortable.

The best way to know is to measure your vehicles. Write down each one's length and width, including the mirrors. Then compare to the garage size on the plan sheet.

What about storage and a workbench?

This is where a compact garage shows its limits. In a garage near the minimum size, most of the floor is used by the vehicles. That leaves little room for a workbench.

Here are some ideas that work in tighter garages:

• Use the walls. Shelves, hooks and wall racks hold a lot without taking floor space.

• Look up. Overhead racks can hold bins and seasonal items.

• Think of the garage as space for two vehicles plus storage, and use the third bay as a mixed-use spot.

• Keep a small, folding workbench that mounts on a wall.

If a full workshop is a must for you, ask yourself honestly whether a compact garage will do. A tape measure at the model home will answer that better than a guess.

Probably not. The two garages are close in size. The bigger question is the rest of the home. The Fraser has a bigger primary suite and a bigger lanai. The Destin has a slightly bigger kitchen and a bigger fourth bedroom.
