The Lake Worth corridor - what 'Lake Worth' actually means and what is new there

If you are searching homes for sale in Lake Worth, Florida, you are searching one of the busiest and most confusing markets in Palm Beach County. Confusing because "Lake Worth" means three different things depending on who is writing, and that changes which listings you see.

This guide sorts that out, then shows you what the new-construction options actually are in and around the area.

First, which Lake Worth?

There are three things people mean.

Lake Worth Beach is the incorporated city. It changed its name from Lake Worth in 2019 to make the beach part clear. It has a downtown, a municipal beach, and its own city government.

Unincorporated Lake Worth is the much larger area west of the city that still carries a Lake Worth mailing address but is governed by Palm Beach County, not by any city. Most of what you will see listed as "Lake Worth" is actually here.

The Lake Worth Lagoon is the water itself, which runs behind the barrier island.

Why it matters: a home with a Lake Worth address might be in the city, or it might be eight miles west near Jog Road. Taxes, services, and commute are all different. Always check the actual address, not the label.

There is a fourth wrinkle. Neighbouring Lantana is its own separate town, but the major property portals file Lantana addresses under Lake Worth Beach. If you are searching either name, you are probably seeing both.

What is for sale here?

Lake Worth spans a wider price range than almost anywhere else in the county. Older bungalows near the downtown. Mid-century single-family homes west of I-95. Gated communities out toward the Turnpike. And a growing amount of new construction on the western side, where land was still available.

For new construction specifically, the choice in this corridor is real. Mattamy Homes, DiVosta, and Lennar all build in or around the Lake Worth area, and Pulte's Everton sits just next door in Lantana.

Townhome or single-family?

In this corridor the choice is real, because both are being built at once. Here is the honest trade-off.

A townhome costs less for the same interior square footage, has no yard to maintain, and usually comes with a one-car garage rather than two. You share at least one wall. You are buying the inside of the home and very little outside it.

A single-family home gives you a yard, two-car parking, and no shared walls. You pay more, you maintain more, and in this corridor the price step between the two is substantial—often more than a hundred thousand dollars for a comparable interior.

Neither is better. If your weekends are for the beach rather than the lawn, a townhome is not a compromise. If you have two dogs and a boat, it is.

What to check before you commit anywhere here

CDD fees. Some communities in this corridor carry a Community Development District charge on top of property taxes to pay back infrastructure costs. It can run for decades and it does not show in the sticker price. Ask every single time. Pulte states that Everton has none.

Gated or not. Some are, some are not, and it is not always obvious from a website.

Impact windows. Standard in most new builds here, rarely present in older resales unless somebody retrofitted them. The difference at insurance renewal is real.

Flood zone. This is coastal Palm Beach County. Check the flood zone on the specific address, not the community.

Getting around

Named roads only, because drive times are never true for everyone.

  • Lake Worth Road runs east and west and crosses Florida's Turnpike at its own interchange. It does not have an I-95 interchange—it passes underneath.

  • Lantana Road and Hypoluxo Road both have their own I-95 interchanges.

  • Military Trail and Jog Road are the two main north–south arterials through this part of the county.

  • Boynton Beach Boulevard is the other turnpike access to the south.

  • For downtown West Palm Beach, I-95 north to Okeechobee Boulevard.

Schools

We do not publish school assignments or ratings. Boundaries change, and in an area this spread out, two homes a mile apart can be zoned differently. Look up your exact address in the School District of Palm Beach County's own Find My School tool.

Everyday life

Real, named places. There is a Publix at the Lantana Plaza Shopping Center on South Jog Road for the western side, and a Publix at the Lantana Shopping Center on Lantana Road closer in. Palm Beach County's John Prince Memorial Park covers more than seven hundred acres around the lake with trails, fishing piers, boat ramps, a campground, a dog park, and disc golf — it is the big outdoor anchor for this whole area.
