Stain Resistant Carpet: What Del Mar Lists and How to Care for It

Stain resistant carpet is carpet made or treated so that spills are less likely to leave a mark. It helps, but it is not stain proof. Lennar lists ""plush stain resistant carpeting with padding in a choice of decorator colors"" in Del Mar's Horizon townhomes, alongside ceramic tile on the first floor. This guide explains how stain resistance works, what the padding does and how to keep new carpet looking new.

How Stain Resistant Carpet Works

The Carpet and Rug Institute, the U.S. carpet industry's trade group, explains it in its Carpet Primer. ""Stain-resist treatments act like colorless dyes that block or provide a barrier mechanism against many common food stains.""

In plain words, the treatment fills in the spots on the fiber where a stain would normally grab on. A spill has a harder time sinking in, which gives you time to clean it up.

The same guide is clear about the limits: ""these treatments are enhancements; they do not make the carpet stain proof."" It adds that treated carpet ""is still subject to stains if the spot is not removed promptly and properly.""

So the best way to think about it: stain resistance buys you time. It does not replace cleaning up fast.

Stain Resistance vs Soil Resistance

The Carpet Primer describes two kinds of protective treatments. Stain treatments fight food stains, as above. Soil treatments work differently. The guide says they ""retard soiling by coating the carpet fibers with a low-surface energy polymer."" It adds that this coating ""resists wetting from oil, a common component of most soils and many staining agents.""

In plain words, soil treatment helps dirt from shoes and floors let go when you vacuum. Ask whether the Del Mar carpet has one treatment, both or neither.

What Carpet Is Made Of

Carpet fiber matters too. The Carpet and Rug Institute says most carpet made in the U.S. ""contains one of five primary pile fibers: nylon, polyester, polypropylene (olefin), triexta, and wool.""

Some carpet is also solution-dyed. The institute explains that solution-dyed yarns ""are pre-colored by the fiber manufacturer by introducing pigments into the molten polymer before extrusion into fiber."" Because the color goes all the way through, this kind of fiber holds its color well.

Lennar's list does not say which fiber or which treatment the Del Mar carpet uses. Ask the sales team for the carpet brand and line so you can look up its care guide and warranty.

What the Padding Does

Lennar lists carpet ""with padding."" The padding, also called cushion or underlayment, is the soft layer under the carpet. It is the soft layer under the carpet that you feel when you walk on it.

The Carpet and Rug Institute gives a rule of thumb for most homes: choose cushion ""no more than 7/16 inch thick and no less than 1/4 inch with 6 pounds per cubic feet density."" You do not need to measure it yourself, but you can ask the builder what padding is installed.

Where Carpet Goes at Del Mar

Lennar's list for the Azure, Magenta and Sunglow plans includes:

  • ""18""x18"" ceramic tile on 1st floor, laundry and A/C closet""

  • ""Plush stain resistant carpeting with padding in a choice of decorator colors""

Lennar does not say exactly which rooms get carpet. Because the first floor is listed as tile, ask the sales team which upstairs rooms are carpeted in the plan you like, and whether the stairs are carpet or another surface.

The phrase ""a choice of decorator colors"" means you pick from a set of colors. Ask when you make that choice and how many options there are.

If you are weighing carpet against hard floors for the future, our guide to choosing between laminate and vinyl floors compares two popular hard-floor choices.

How to Care for Stain Resistant Carpet

The Carpet and Rug Institute gives simple rules.

Vacuum often. ""Generally once a week with a CRI-certified vacuum is a good place to start."" Busy rooms may need more.

Act fast on spills. ""Scoop up solids and blot liquids with a dry, white cloth or paper towel, starting at the edge of the spot moving toward the center.""

Do not scrub. ""Do not scrub – it can damage carpet and spread the mess.""

Deep clean on a schedule. The institute says to get carpet ""professionally deep cleaned every 12 to 18 months with a CRI Seal of Approval Service Provider.""

For the spot itself, the institute says to treat it ""with a CRI-tested and approved carpet cleaning solution."" Check the carpet maker's care guide too, since it may name products to use or avoid.

Questions to Ask About the Del Mar Carpet

Before you pick a color, ask the sales team:

  1. What brand and line is the carpet? Then you can read its care guide.

  2. What fiber is it? Nylon, polyester and the others clean and wear differently.

  3. Is it solution-dyed or treated? The Carpet and Rug Institute says solution-dyed fibers have ""outstanding fade-resistance and colorfastness.""

  4. What padding is installed? Ask for the thickness and density.

  5. Which rooms and stairs get carpet?

  6. How many colors can I choose from, and when is the deadline?

  7. Does the carpet have its own warranty? Keep the paperwork.

A Short Carpet Glossary

  • Pile: the yarn tufts you walk on.

  • Fiber: what the yarn is made of. The Carpet and Rug Institute notes that ""synthetic fibers represent the vast majority of the fiber used to manufacture carpet in the U.S.""

  • Cushion or padding: the layer under the carpet.

  • Solution-dyed: colored all the way through before the yarn is made.

  • Stain-resist treatment: a finish that helps block many food stains.

A Simple Spill Kit for a New Home

Keep these in a closet near the carpeted rooms:

  • A stack of dry, white cloths or paper towels, as the Carpet and Rug Institute suggests for blotting.

  • A CRI-tested spot cleaner that the carpet maker allows.

  • A dull spoon or card for scooping up solids.

  • The carpet maker's care guide, so nobody has to guess.

Check the Carpet Before You Close

New carpet should look even and lie flat. At your final walkthrough, look for:

  1. Seams. Are they tight and hard to see?

  2. Edges. Is the carpet tucked neatly along the walls and at doorways?

  3. Ripples or bumps. Walk the room. Does it lie flat?

  4. Stains or marks left from construction.

Our room-by-room inspection checklist for new homes covers the rest of the home. Lennar's one-year warranty covers ""construction quality and finish,"" so report carpet issues early.
