Where Loxahatchee sits

Loxahatchee is unincorporated Palm Beach County, just west of Wellington and Royal Palm Beach along Southern Boulevard (SR 80). It's still open, still rural in stretches — you'll pass working farms and equestrian properties on the way in — but the corridor along Southern Boulevard and Seminole Pratt Whitney Road has filled in with new master-planned communities, a Publix-anchored shopping strip, and enough restaurants that you're not driving 20 minutes for dinner anymore.

It's a car-dependent area. There's no getting around that. But for a lot of buyers, that's the trade they're making on purpose: more land, more lake frontage, more breathing room, in exchange for a longer drive to I-95 or the Florida Turnpike.

New construction in Loxahatchee runs from duplex-style twin homes in the mid-$500,000s up to single-family homes well into the $600,000s and $700,000s, depending on the community and the plan. Arden is the newest master-planned community out here, and it's built differently than most of what's come before it. Instead of a standard clubhouse-and-pool package, Arden centers on a five-acre working farm — The Barn at Arden — where residents can volunteer alongside the community's farmers and take home produce using tokens provided through the HOA. Around that sits Lake Arden, a resort-style pool with a splash pad and an adults-only section, a tennis court, and 20 miles of walking trails.

Arden offers two different ways to buy in:

  • The Twin Homes Collection — duplex-style homes from the $500,000s, including the 3-bedroom Azalea and the 4-bedroom, two-story Hydrangea

The Twin Homes Collection is duplex-style construction — you share a wall with one neighbor, and in exchange you get a lower entry price and a smaller footprint to maintain. The Providence Collection is detached single-family, with more square footage, a 3-car garage on the Caraway plan, and no shared wall at all.

Neither is the ""better"" choice — it depends on what you're optimizing for. A retiree or a first home buyer who wants low-maintenance living and doesn't need a third bay in the garage is usually better served by the Twin Homes Collection. A growing family that wants a private yard and doesn't want to hear a neighbor's TV through the wall usually ends up in Providence. Walking both before you decide is worth the extra hour.

What draws buyers to this part of the county

Loxahatchee sits right next to horse country. Wellington's Winter Equestrian Festival and its show grounds are a short drive east, and if that world matters to you — whether you ride or you just like living near it — this is about as close as new construction gets without paying Wellington's premium. Lion County Safari, the drive-through wildlife park, is a few minutes from Arden, and there's a wildlife preserve and kayak-friendly waterways nearby as well.

Grocery and daily errands run through the Publix and ALDI along Southern Boulevard, a few miles from most new communities out here. It's not walkable — nothing in Loxahatchee is — but it's no longer the drive-30-minutes-for-milk situation it used to be.

Getting to and from Loxahatchee

Southern Boulevard is the main artery — it runs east into Royal Palm Beach and West Palm Beach, and it's how most residents reach I-95 or the Florida Turnpike. Seminole Pratt Whitney Road is the other key route, running north-south through the area and currently being widened as the corridor keeps growing.

Palm Beach International Airport is close enough to be convenient — about 12 miles from Arden — without being close enough to hear planes overhead.

What to check before you buy

A few things are worth confirming before you tour, not after:

  1. Which collection fits your budget and your household. A duplex-style twin home and a single-family home are genuinely different products, not just different price points — worth walking both before you decide.

  2. HOA fees and what they cover. Every master-planned community out here carries one; ask your New Home Consultant for the current number on the specific plan and homesite you're considering, since it varies.

  3. Which school district serves your specific address. Don't take a builder's word for it — confirm directly with the Palm Beach County School District's own lookup tool before you assume anything.

  4. How far you're really willing to drive. Southern Boulevard is the only road in and out for most trips; map your actual commute before you fall in love with a floor plan.

What Loxahatchee gets you that Wellington doesn't

Wellington's new-construction inventory has thinned out and prices have climbed with it — there's very little land left to build on inside Wellington's own boundaries. Loxahatchee, just to the west, still has room to build, which is part of why the newer master-planned communities keep landing out here instead. You're trading a few extra minutes of drive time for meaningfully more house, and often a newer community with amenities Wellington's older neighborhoods don't have.

That said, you're not cut off from Wellington living either. The show grounds, the shopping along Wellington Trace, and the restaurants there are still a short drive away — you're just not paying Wellington's address premium to be near them.
