Living in Westlake, FL: What It's Actually Like

In this article
If you are moving to Westlake FL, the first thing worth knowing is that it is a real, independently incorporated Florida city—not just a subdivision with a homeowners association behind a gate. Residents voted to make it official on June 22, 2016, and it has been building out its neighborhoods, amenities, and floor plans ever since.

Westlake Is Its Own City, With Its Own Government
Before 2016, the land that became Westlake was managed under the Seminole Improvement District, a special district dating back to the early 1970s. Minto Communities acquired roughly 4,000 acres of former citrus land in 2013 and received a Palm Beach County development order in 2014, but permitting delays led residents and the district board to draft a plan to incorporate as their own city instead. Residents voted yes, and Westlake became Palm Beach County's newest municipality, with its own elected city council and city hall. It covers about 6.37 square miles, west of Royal Palm Beach and Loxahatchee Groves.
What's Already Open
The centerpiece of daily life at Westlake right now is the 15-acre Westlake Adventure Park, a completed amenity center with a 360,000-gallon lagoon-style pool, a three-story water slide, a shaded splash pad, an adventure playground, a BMX pump park, bocce courts, a concert pavilion, an event lawn, a food truck court, an ice cream and snack shop, a fenced dog park called the Paw Park, and a multi-purpose event building called The Lodge. It is open to residents now, not a rendering of something planned for later.

What's Still Planned
An adult lap pool and four basketball courts are listed as a future phase on the amenity plan, without a published opening date. A separate building called the Westlake Fieldhouse—a planned 4,200-square-foot space with a coffee bar, covered outdoor seating, and a toddler play area—is also planned, again with no opening date published anywhere. A town center, described only in general terms as future retail and dining, rounds out what is planned but not yet built. If timing is on any of these matters to your decision, call and ask rather than assuming a date.
City Hall and How Local Government Works
Because Westlake is its own municipality rather than an unincorporated community governed only by county rules, it has its own city council making local decisions—zoning, permitting, and how the city's growth is managed—rather than leaving all of that to Palm Beach County directly. The city issued its first land development permit within four months of incorporating, a sign of how quickly it moved from a paper plan to an operating local government.
Grocery and Everyday Errands
An Aldi grocery store opened on Seminole Pratt Whitney Road, the main spine road running through Westlake, in July 2024—a conversion of a former Winn-Dixie location. A Chipotle and a 7-Eleven have also opened along the same road, giving residents a few everyday options without leaving the city. More retail is expected as the Town Center develops, though nothing further has a published timeline yet.

Getting In and Out
Seminole Pratt Whitney Road runs through Westlake as its main corridor and connects south to Southern Boulevard, which reaches Florida's Turnpike at Exit 97 and continues east toward downtown West Palm Beach. That is the core route most residents use to reach the rest of the county.
A Young City Still Filling In
With a 2020 Census population of just 906 residents, Westlake is still early in its growth compared with older, established Palm Beach County cities. That has real trade-offs: some retail and dining that a longtime resident of a mature city takes for granted is still on the way here rather than already open, and parts of the community continue to be built out plan by plan. What it offers in exchange is a genuinely new city, planned rather than grown haphazardly, with room to shape its own character as more residents move in over the next several years.
Nearby Communities, for Context
Westlake sits near several other newer Palm Beach County communities, including Arden in Loxahatchee, an agrihood-style community built around a working farm and a lake. It is not part of the City of Westlake and is not a Minto community, but it gives a sense of the broader wave of master-planned development happening in this part of the county right now.
Schools
Westlake falls under the School District of Palm Beach County, which is currently building a new elementary school inside Westlake itself, expected to open in 2027—built and operated by the district, not by Minto. For which specific school an individual address is zoned to, use the district's own attendance boundary lookup tool rather than a builder's website, since assignments can shift as new schools open.

What Daily Life Actually Looks Like
For a resident today, a typical week might mean a weekend trip to the Adventure Park's lagoon pool, a grocery run to the Aldi a short drive down Seminole Pratt Whitney Road, and a commute out to Southern Boulevard for work or school elsewhere in the county. As the Town Center and Fieldhouse come online in future phases, more of that daily routine is expected to happen inside the city itself rather than requiring a drive out. Until then, Westlake functions as a newer, still-growing city with its core amenities open and its retail footprint still developing.
