Lennar Everything's Included at Delray Trails: What It Means

"Lennar Everything's Included is Lennar's way of saying that certain features come in the home at no extra cost. Lennar says this covers things like smart home tech, modern finishes, energy-efficient systems and hard-surface flooring. The package changes by community and home type, so ask for the list for Delray Trails. Lennar's warranty is called 1-2-10: one year, two years and ten years.

What ""Everything's Included"" means

Many builders sell a base home and then charge extra for upgrades. Lennar says its Everything's Included approach works another way. It puts a set of features in every home as a standard part of the price.

Here is the catch. The package is not the same everywhere. It varies by community and by home type. A list you saw for a different Lennar neighborhood may not match Delray Trails. So never assume. Ask for the list for this exact community.

That is why this post sticks to what Lennar lists on its Delray Trails plan pages. It covers all three plans: Larkspur, Hibiscus and Orchid.

About Delray Trails

Delray Trails is a 55+ villa community by Lennar at 5832 Shining Sea Court in west Delray Beach, in the 33484 ZIP. Every plan is one story with two baths and a one-car garage. Larkspur and Hibiscus are 2-bedroom homes at about 1,308 square feet. Orchid is a 3-bedroom home at about 1,305 square feet.

Features Lennar lists for Delray Trails

Here is what Lennar's Delray Trails plan pages list. We group them so they are easy to read.

In the kitchen

• A smooth-top range with a built-in microwave

• Designer cabinetry with chrome hardware

A smooth-top range is a flat glass cooktop. It is easy to wipe clean. The microwave is built in, so it does not take up counter space.

On the floors and ceilings

• Wall-to-wall carpet in the bedrooms

• Ceramic tile in the main areas

• 9-foot first-floor ceilings

Ceramic tile is a hard, cool surface. It is common in Florida homes. Nine-foot ceilings are taller than the standard eight feet, so rooms feel more open.

Outside the home

• Paver drives and patios

• A dimensional asphalt shingle roof

Pavers are stone-like blocks that are set in a pattern. A dimensional shingle is a thicker shingle with a layered look.

Windows

• Low-E impact windows

Low-E stands for low emissivity. It is a thin coating on the glass that helps block heat. Impact windows are made to hold up against flying debris in a storm. That is a big deal in Florida.

Wiring

• Ceiling fan prewire

• Structured wiring

Prewire means the wires are already in the ceiling, so a fan can go up with less work. Structured wiring is a set of cables run through the home for things like internet, TV and phones.

The list on Lennar's pages is only partial

Read this part twice. The list above is not the whole picture. On Lennar's pages, the features list is collapsed and ends with a note that more is included. So what you see online is a partial list.

Smart home tech and energy-efficient systems

Lennar says Everything's Included covers smart home tech and energy-efficient systems. That is Lennar's general description of the program. It is not a promise about each item in each home.

So here is a good approach. When you call, ask these questions:

1. Which smart home items come in the Delray Trails plan I like?

2. Which parts of the home are energy-efficient, and how?

3. What flooring runs through each room?

4. What is not included and costs extra?

That last question matters most. Knowing what costs extra helps you compare the real price of two homes.

The Lennar warranty: 1-2-10

Lennar's own warranty page describes a limited warranty it calls 1-2-10. Here is what each number means:

Workmanship means how well the home was built, like trim and paint. Systems are the parts that make the home run. Structural means the frame and the main parts that hold the home up.

This is a limited warranty. That means it has limits. The written warranty booklet for your home is the final word. Simon's team can walk you through it so you know what is covered before you sign.

Amenities are a separate list

Amenities are not part of the home features list. Lennar lists these for Delray Trails: a clubhouse, a swimming pool, a fitness center, 13 tennis courts, a pickleball court, trails, an event lawn and an outdoor bar area.

Lennar does not publish opening dates for each amenity. So do not assume any of them is open today. Call 561-704-0091 and ask what is open right now.

How to use this list when you compare

A feature list is only useful if you can compare it. Here is how to do that.

Compare the same things

Take the list for Delray Trails and ask the same questions about another community. Does it include impact windows? What about ceiling height? What is the warranty? If the other builder will not give you a full list, that tells you something.
