The market numbers below come from Florida Realtors' Monthly Market Summary for August 2026 (checked Sept. 27, 2026). It covers the whole state and is built from Florida's multiple listing services.

August 2026 is the latest month available. Florida Realtors releases September's numbers on Oct. 16, 2026.

What is the median home price in Florida?

The single-family median sale price was $415,000 in August 2026, up 1.2% from $410,000 a year earlier. Florida Realtors' Sept. 17, 2026 news story said that was the sixth month in a row of year-over-year gains.

The condo and townhouse median was $298,000, up 2.8% from $290,000.

A median is the middle price. Half of the homes sold for more and half sold for less. It tells you about the market as a whole, not what any one home or community costs. For today's prices on specific new homes, call 561-704-0091.

How many homes are for sale in Florida?

There were 94,610 single-family homes for sale at the end of August 2026, down 13.0% from 108,762 a year earlier. Condo and townhouse listings fell 11.5% to 59,697.

New listings were close to last year. Sellers added 27,411 single-family homes in August 2026, versus 27,763 in August 2025. Condo and townhouse sellers added 11,738, up slightly from 11,611.

What does months' supply tell you?

Months' supply is how long it would take to sell every home on the market at the current pace of sales. It is one of the best quick reads on how much choice buyers have.

For single-family homes, supply was 4.3 months, down from 5.3. For condos and townhouses, it was 7.7 months, down from 9.3.

That gap matters. Condo and townhouse shoppers have almost twice as much supply to choose from as single-family shoppers. In general, more supply means more room to negotiate.

How fast are Florida homes selling?

Faster than last year. The typical single-family home went under contract in 44 days in August 2026, down from 51 days. From listing to closing, it took 84 days, down from 90.

Condos and townhouses moved more slowly. They took a median of 69 days to go under contract and 109 days to close.

Sellers also got closer to their asking price. Single-family sellers received a median 96.0% of their original list price, up from 94.8%. Condo and townhouse sellers received 93.3%, up from 91.8%.

Are fewer homes selling in Florida?

Slightly fewer in August. Single-family closed sales were 21,497, down 1.4% from 21,798. Condo and townhouse closed sales were 7,291, down 1.8%.

The full year so far looks stronger. Florida Realtors' detail report shows 179,621 single-family sales from January through August 2026, up 3.9% from the same months of 2025. Condo and townhouse sales were 65,158, up 7.9%.

Cash buyers play a big role, especially for condos. In August 2026, 26.9% of single-family sales and 51.0% of condo and townhouse sales were paid in cash.

What about mortgage rates right now?

Rates are part of the picture too. The 30-year fixed rate averaged 7.03% in Freddie Mac's Primary Mortgage Market Survey as of Sept. 24, 2026, up from 6.95% the week before. A year earlier, it averaged 6.30%. The 15-year fixed averaged 6.42%.

What this means for new-construction buyers in Florida

New homes follow the same basic rules, but a few numbers matter more for you.

Builders are still building. Census Bureau permit data estimates Florida issued permits for 9,697 single-family homes in August 2026 and 76,599 from January through August (checked Sept. 27, 2026). Permits show homes that are planned, not homes already for sale, but they tell you new supply is still coming.

Know which market you are in. If you want a single-family home, supply is tighter, so good lots and move-in-ready homes may go faster. If you want a new townhome or condo, supply is higher, so ask what the builder can offer.
