There is no public, always-current list of exactly which homes are for sale at Lakeside Landing at this exact moment—and any website that shows you one is showing you old information dressed up as new. What you can know for certain: D.R. Horton regularly has both Bondi and Waverly townhomes available, prices have recently run from about 489,000 to 525,000, and the fastest way to get today's real numbers is a phone call. Here's how to use that call well.

Why nobody can post a truly live list

Builders release and sell homes constantly. A home that is available this morning can be under contract by dinner. There is no public feed that updates a website automatically every time a home sells or a new one releases.

That means any "current inventory" table you see on a website is really a snapshot from whenever someone last typed it in. It looked accurate the day it was written. By the time you read it, some of those homes are gone and new ones have opened up.

So the honest approach is not to publish a list and hope it stays right. It is to tell you exactly how to get the real list in one phone call.

What has stayed true over time

Some things about Lakeside Landing don't change week to week, even while the specific homes do.

Homes are usually available at more than one construction stage at the same time—some finished, some still being built. That pattern holds even as the specific addresses turn over.

What the construction stages mean

Builder lists describe homes using construction terms that are not obvious if you have never bought new construction before. Here is what they actually mean, so you understand the list when you get it.

Mechanicals rough stage. The plumbing, electrical wiring, and air conditioning are installed, but the walls are not closed up yet. There is no paint, no flooring, and no cabinets. A home at this stage is months from finished, not weeks.

Quality control walk performed. The builder has walked through the finished home and inspected its own work. The home looks basically complete. It still needs a government inspection before anyone can live there.

Certificate of occupancy received. The local building department has inspected the home and said it is safe and legal to live in. This is the finish line for construction. A home at this stage is as close to move-in ready as new construction gets.

Why an "estimated completion date" is never a promise

When you get your list, some homes still under construction will have an estimated finish date attached.

That is an estimate. It is not a guarantee, and it is not something to plan your life around.

Construction dates move for ordinary reasons. Weather delays outdoor work. Inspections get backed up. Materials arrive late. Crews get pulled to another job.

Do not give notice on your apartment, schedule movers, or plan a school transfer around an estimated date. Ask what the contract says if the home is late, and get that answer in writing before you sign.

Three different prices, and why it matters

When someone says "the price," they could mean three completely different things.

The starting price is the lowest price the builder advertises for a floor plan. It is the base version, on the cheapest lot, with nothing added.

The price of a real home is what one specific address costs, including that home's lot and whatever is already built into it. This is the number you actually pay.

The price after a deal is what you pay once any builder incentive is applied. Builders sometimes cover part of your closing costs. Those deals have rules and expiration dates.

Always ask which one you are being quoted. Buyers get tripped up on this constantly.

What you pay beyond the purchase price

A home priced around 489,000 does not cost 489,000 to own.

Every month you also pay property taxes, homeowners insurance, and HOA dues. In South Florida, insurance is a serious line item, and it varies quite a bit by home.

Property taxes on a new home deserve special attention. The tax bill from the year before was based on empty land, not a finished house. Your actual bill after closing will be higher. Ask your lender to estimate taxes based on the finished home's value, not the prior year's bill.

Know which floor plan you want, or that you are still deciding between the two. Know your rough budget. Know your timeline—are you hoping to move in one month or six? Mention if you care more about a finished home or the chance to still pick some finishes.
