Brevard County Property Tax on a New Home: 2026 Rates, Due Dates and Why the Second Bill Jumps

In this article
Brevard County property tax on a new home is your taxable value times the millage rate for your exact tax area. In 2026, total rates on the Brevard County Property Appraiser's millage table run from 16.9595 mills in one Titusville area to 18.2467 in one Satellite Beach area, which is about $17 to $18 per $1,000 of taxable value. A new home's first bill is often low because Florida values homes as of January 1, and the second bill can jump once the finished house is counted.
Below we break down the 2026 rates, the dates, the homestead savings, and what Amendment 3 may change starting in 2027.
How are Brevard County property taxes figured?
Your bill has two parts. The big part is ad valorem tax, which is based on value. Each taxing group (the county, the school board, your city and special districts) sets a millage rate. One mill is $1 for every $1,000 of taxable value.
The second part is non-ad valorem assessments. The Brevard County Tax Collector says these "are NOT based on value but are set amounts." They are shown below "a bold horizontal line" on the bill. Examples the Tax Collector lists include solid waste, recycling, fire services and a stormwater utility fee.
What are the 2026 millage rates in Brevard County?
The Brevard County Property Appraiser's 2026 millage table lists a rate for every tax area code. Here are three examples:
Tax area (2026 table) | City millage | Total millage |
|---|---|---|
Palm Bay (code 54U0) | 6.6015 | 18.1385 |
Titusville (code 14A0) | 6.0812 | 16.9595 |
Satellite Beach (code 41M0) | 7.8 | 18.2467 |
A few county-wide pieces are inside every total. The table lists the County General Fund at 3.0942 mills. The school board levies add up to 6.3020 mills: 3.0540 set by state law, 0.7480 set by the local board, 1.5000 for capital outlay and 1.0000 for voter-approved teacher pay.
Your total depends on your exact tax area code, so look up your parcel on the Property Appraiser's site before you budget.

How much property tax will I pay on a new home in Brevard?
Here is an EXAMPLE only. It uses a $350,000 taxable value with no homestead exemption, which is common for a buyer's first full year. It does not include non-ad valorem assessments.
EXAMPLE tax area | Total millage | Tax on $350,000 taxable value |
|---|---|---|
Palm Bay (54U0) | 18.1385 | about $6,348 |
Titusville (14A0) | 16.9595 | about $5,936 |
Satellite Beach (41M0) | 18.2467 | about $6,386 |
The math is simple: taxable value ÷ 1,000 × total millage. Your real value is set by the Property Appraiser, not by your purchase price. For today's numbers on a real home, call 561-704-0091.
Why is my first tax bill on a new home so low?
Florida law sets a home's value on January 1. Section 192.042 of the Florida Statutes says "Improvements or portions not substantially completed on January 1 shall have no value placed thereon." It defines substantially completed as when the home "can be used for the purpose for which it was constructed."
So if your home was still being built on Jan. 1, that year's bill may cover only the land. As an EXAMPLE, a lot valued at $60,000 in the Palm Bay 54U0 area would owe about $1,088 in ad valorem tax. The next year, the finished house is added, and the bill can jump by thousands.
This matters if your lender set up escrow using the land-only bill. Your monthly payment may rise after the first year when the full bill arrives. Our escrow shortage guide explains why.
When are Brevard County property taxes due?
The Brevard County Tax Collector says "Tax statements are mailed on or about November 1st of each year." You get a discount for paying early, set by Section 197.162 of the Florida Statutes:
Pay in | Discount |
|---|---|
November (first 30 days after mailing) | 4% |
December | 3% |
January | 2% |
February | 1% |
March | 0% |
The Tax Collector says "Taxes become delinquent April 1st, at which time a 3% minimum mandatory charge is added." On the $6,348 EXAMPLE bill above, paying in the first 30 days would save about $254.
If you have an escrow account, the Tax Collector notes that mortgage companies "are obligated to pay taxes in November to obtain the maximum discount."
You can also pay in installments. The Tax Collector says an application "must be received by the Tax Collector's Office prior to May 1st of the tax year," with the first payment due by June 30.

How does the homestead exemption lower my Brevard tax bill?
If the home is your permanent residence, Florida's homestead exemption lowers your taxable value. Section 196.031 gives an exemption from all taxes on the first $25,000 of assessed value. It adds a second exemption of up to $25,000 on assessed value above $50,000, which applies to all levies except school taxes.
The Brevard County Property Appraiser says applications "must be submitted by March 1 of the year in which the benefit will be applied," and that "Most applicants are able to apply for Homestead Exemption online."
Homestead also brings the Save Our Homes cap. Section 193.155 limits yearly increases in assessed value to the lower of 3% or the change in the Consumer Price Index. The Florida Department of Revenue's Save Our Homes table (revised January 2026) lists the 2026 cap at 2.7%.
Homes without homestead get a different cap. Section 193.1555 says the yearly increase "may not exceed 10 percent of the assessed value of the property for the prior year" for non-school taxes.
What does Amendment 3 change for Brevard homeowners?
Amendment 3 was on Florida's Nov. 3, 2026 ballot. The official ballot summary from the Florida Division of Elections says it "increases the homestead exemption, for all non-school taxes, to $150,000 in 2027 and $250,000 in 2028, and adjusts for inflation thereafter." It also "reduces the annual cap on assessment increases for non-homestead properties from 10% to 5%."
The summary adds that "Persons who are not Florida residents on December 31, 2026, will receive the existing homestead exemption upon qualifying," with the bigger exemption starting in their fifth year of exemption. It "takes effect January 1, 2027."
As of Nov. 6, 2026, the state's election site shows unofficial election-night results of 61.98% yes, and amendments need 60% to pass. In Brevard County, the unofficial count shows 159,272 yes votes and 101,851 no votes. Results are not certified yet. Our Amendment 3 explainer has more on how it works.

What this means for new-construction buyers in Brevard County, FL
If you are buying a new home in Brevard, plan for the second-year jump. Ask your lender to set up escrow on the expected full value, not the land-only bill, so your payment does not surprise you later.
File for homestead by March 1 after you close and move in. If you are moving to Florida from another state, the Dec. 31, 2026 date in the Amendment 3 summary may matter to you, so check the official result and talk to the Property Appraiser about your timing.
Also check the bottom half of the bill. Non-ad valorem assessments, and in some Florida communities CDD charges, are added on top of the millage math.
